There are two thoughts on this, one is that finding a specific resort or motel or tourist spot can be difficult, and the other is that finding an unknown tourist spot is very difficult.
Ok, first is the finding your place of business. In our travels throughout the 50 states we find that many businesses and tourist spots are very well known to the 'local' people, and they know the roads, the turns, the entry and exits like the back of their hands. But, to a traveler that is not familiar with the area, the signage can be very confusing and in some instances the finding of a specific spot can be dangerous. By dangerous, I mean that a poorly placed entry sign can, may, and usually does, result in driver's taking unnecessary changes like a 'U' turn in the middle of a four-lane highway, etc.
You need to find ways to mark entries so that Out-of-State or out of the area travelers know in advance where to turn, and when. It makes for a safer local area, and the traveler will appreciate it, and not bitch that he or she had to 'drive for miles' out of the way to get to the site. As an example, try to get to the Lincoln Memorial, in Washington D.C. from Arlington Cemetery in Virginia. If you are in the wrong lane or miss the turn you can end up miles from the Memorial and totally lost and bitter towards the area and it people who depend on your tourist dollars.
Second part of the location problem is that many places tend to think that you as a tourist know all the places you want to visit, before coming to the area. This is a good assumption, but at the same time limits the tourist to the 'known' tourist attractions, and thus he or she only plans for a stay that is long enough for seeing or visiting the 'known' attractions. There may be hundreds of other nearby attractions of interest to the tourist that he or she will never discover, or will only discover when there in your establishment, but have no time planned to visit.
Motels, train, air travel, and car rental agencies frequently take reservations months in advance of when a person is actually doing the traveling; would it not be a smart move to provide the potential client with a brochure, CD, DVD, or other media that points out the 'unlisted' attractions? This can result in the traveler taking an extra day or two to stay and see the 'local' attractions and thus, adds to your bottom line.
